Do I need to visit Venezuela?

No, but you can. We can handle the entire acquisition remotely through power of attorney. You receive video tours, detailed photos, and live walkthroughs.

Many clients prefer to visit before committing significant capital. We can coordinate a property tour trip and accompany you to viewings.

Either way works. We've closed transactions both ways successfully.

FAQ

Common questions

What if the deal falls through?

If we can't close due to title issues, seller problems, or failed due diligence, you pay nothing beyond any direct costs incurred (registry searches, etc.). Our fee is only due at successful closing.

Can I use my own lawyer?

Yes. We work with your legal counsel or can provide legal services through our network. Many clients use their home-country attorney for review while we handle Venezuelan legal requirements.

What's included in due diligence?

Title search (20+ year history), encumbrance check, seller verification, OFAC screening, physical inspection with video/photos, valuation analysis, and a written go/no-go recommendation. See our Legal Advisory page for details.

How do I pay for the property?

We'll outline compliant payment channels in your Investment Blueprint. Typically involves international wire transfer with proper documentation. We coordinate with all parties to ensure smooth execution.

What happens after I buy?

We offer ongoing Property Management services (10% of rental income). Tenant screening, rent collection, maintenance, and monthly reporting. Or you can manage independently—we'll provide all documentation needed.
